Mortgage Protection

Who pays the mortgage if you can't?

If you pass away — or a critical illness or disability stops your income — mortgage protection keeps the home, and the life you built around it, in your family's hands. It's more than term life: coverage shaped around your home, your equity, and the debt your family would inherit.

  • Paid to your family, not the lender
  • Fixed premium
  • Often no medical exam
A family at home together
It's more than a house. It's where they grow up. Protect it.
The idea, in one line

Your home is the biggest thing your family owes on — and the biggest thing you've built. Mortgage protection makes sure one bad day doesn't force a sale, a scramble, or a rushed refinance. You choose who gets the money, and how they use it.

Two ways to protect it

Not just the loan — what you've built.

01 · Traditional

Cover the mortgage

A benefit sized to your home loan, so the balance can be cleared and your family stays put — no forced sale, no pressure refinance while they're grieving.

02 · Equity Protection

Protect the equity you've earned

For the years of payments and value you've built up — coverage that protects the equity and the larger debts your family would otherwise inherit, not just the remaining balance.

What it can cover

It isn't only about passing away.

The strongest plans protect the home against the three things most likely to stop your income. Which of these apply depends on the plan and rider you choose.

Death benefit

The core: if you pass away during the term, the payout clears the mortgage for the people you name.

Critical illness

A diagnosis like a heart attack, stroke, or cancer can trigger an early payout to keep the home steady while you recover.

On plans that include a critical-illness rider.

Disability

If an injury or illness stops you from working, benefits can help cover the payments so you don't fall behind.

On plans that include a disability rider.
Your options

Three ways to structure it.

Same goal — protect the home — at different price points and time horizons. I shop these across A+ rated carriers so you see more than one offer.

Term

The most affordable route. Covers the specific years your family depends on your income — usually 10, 20, or 30.

Cash-back

A return-of-premium option: outlive the term and some or all of what you paid comes back. Costs more; not free money.

Permanent

Whole life or IUL that never expires and can build cash value — protection that outlasts the mortgage itself.

Common questions

The things people ask first.

Isn't this just term life insurance?
It can be — but it doesn't have to be. Mortgage protection is a job (keep the home) that can be done with term, cash-back, or permanent coverage, and can add critical-illness or disability protection. The point is a plan built around your home and your family, not a single off-the-shelf product.
Who actually gets the money — my family or the bank?
You name the beneficiary — usually your spouse or family. The payout goes to them, not automatically to the lender. Most families use it to clear the mortgage, but the choice, and the timing, is theirs.
Is this the same as PMI?
No — opposite thing. PMI is required by your lender when your down payment is small, and it protects the lender if you default. Mortgage protection is optional and protects your family. They have nothing to do with each other.
Do I need a medical exam, and what will it cost?
Often no exam — many plans use a health questionnaire instead. Cost depends on your age, health, coverage amount, term, and options like return-of-premium, so I'll get you real numbers from more than one carrier rather than a generic estimate. That conversation is free, with no obligation.
